Affordable Housing Programs
Fannie Mae Pre-purchase Counseling Program pre-purchase
counseling with emphasis on money management and positive cash
flow for mortgage loans requiring only 3% down payment under the
Fannie Mae 97% Program. There are also other Fannie Mae loan products.
Housing Partnerships Inc. Located in Columbus, Indiana
has 3 programs for homeownership that require various levels of
counseling.
Home Ownership and Development works with individuals
who would not qualify for standard mortgages; workshops are conducted
4 times per year for participants and individual counseling provided
as needed.
Habitat for Humanity providing budget counseling
for families selected for the program in several counties including
Delaware, Henry, Marion, Boone & Vigo.
Family Self-Sufficiency Program providing counseling
for families participating in this Section 8 program. The goal
of the program is to help the families become self-sufficient with
homeownership being one of the end results; participating in several
counties including Marion, Henry & Vigo counties.
Hernly Project project through ICAP (Interlocal
Community Action Program) in New Castle to assist low income families
obtain homeownership; counseling is provided to assess each family's
status and help them learn to manage their money.
Housing Solutions workshops are conducted on money
management and credit use.
IDA Individual Development Accounts for low income
families. It is a special savings program with state matching funds
that can be used for education, buying a home or starting a business.
The program requires money management training. Several CDC (Community
Development Corporations) and CAP (Community Action Program) organizations
throughout Indiana participate in the program.
SIRPC Southeastern Indiana Regional Planning Commission
offers first time homebuyers programs in Dearborn and Ripley counties.
Credit counseling is provided for participants.
USDA/Rural Economic Development pre-purchase counseling
is conducted for the 503k loans in several counties including Madison,
Randolph & Delaware.
