Counseling Service® offers 2 types of housing programs:
one-on-one counseling and homebuyer workshops. Housing programs
are funded through grants, sponsorships, and lender contributions.
Momentive™ is a HUD approved counseling agency offering
prepurchase, post-purchase, mortgage delinquency, and reverse mortgage

Counseling
- Prepurchase emphasizes developing a budget, saving
for a down payment, and maintaining a positive cash flow. Credit
issues are also reviewed. A plan is developed to help the participant
achieve the goal of homeownership.
- Post-purchase for new homeowners adjust their
budget to handle the additional expenses of homeownership and
prepare for the unexpected.
- Delinquency counseling for people who are delinquent
on their mortgage by reviewing their financial situation and
developing a plan to cure the default.
- Rental helps renters understand the responsibility
of leasing a home and budgeting for the monthly expense.
- Reverse Mortgage/HECM counseling for individuals
considering a reverse mortgage or a Home Equity Conversion Mortgage
(HECM). Reverse mortgages are available to seniors age 62 and
older who own their home or have equity in their home. This program
allows seniors to utilize the equity in their home for things
like home repairs, medical bills, etc. Contact Momentive™ to learn

Consumer Credit Counseling Service® of Central Indiana works
with various programs specifically designed for the first-time
homebuyer or those with no or less than prefect credit.

The Road Home
The Road Home is a workshop designed to help first time homebuyers
learn about the home buying process.
A home of your own is the American Dream. Buying a home can be
an exciting, but confusing experience. What should you do to prepare
for home ownership? Before you consider a major purchase like a
home, you must decide if home ownership is really for you. You
must "get your financial house in order." It's also important to
learn as much as you can about the process. You can then make wise
choices.
The workshop includes 5 hours of instruction by experts. Topics
covered include: advantages and disadvantages of homeownership,
budgeting for homeownership, your credit history, working with
a lender, understanding mortgage financing, affordable loan programs,
and maintaining your new home.
Participants will receive a take home booklet and a free credit
report. This program meets the education requirements for Fannie
Mae, FHA, and Nehemiah loans. Participants will receive a certificate
of completion.
The Road Home is conducted several times during the year. The
workshop is free, but registration is required. Call 1-888-711-7227
